If you are considering listing your property for sale, you should start your planning with a professional Opinion of Value from a member Realtor of the Midwest Group. Price your property too low, and you will leave money on the table; price it too high, and buyers will pass you by.
There are different appraisal techniques for each type of property. For example, for houses in urban communities, we will compare features, condition, location, and selling price of comparable properties. However, if the property is used for revenue purposes, then the income approach will likely be used. With farmland, we will develop a list of properties that have sold within the last 24 to 36 months within a 9 mile radius. On acreages, both the comparative analysis and a reproduction cost approach will be used.
At the end of the day the most accurate selling price of a property is the one agreed upon between a willing seller and willing buyer. To assist you in determining the correct asking price upon listing, we will advise you of both properties recently sold and those that are currently for sale.
We make our living facilitating the trading of real estate. While we don't mind giving a verbal opinion, it is with the expectation that should you decide to list, our Group will be given consideration as the Realtor of choice. If you are not planning to sell, but need a valuation for another purpose we would be pleased to recommend a qualified appraiser to assist you.
